Redevco is currently transforming a former Brico into a sustainable mixed-use urban location that includes: 49 social apartments, a 2,287 sqm Lidl supermarket and a space for liberal professions. Construction works started inautumn2023and expect to be fully completed by spring of 2026.

• Material usage & embodied carbon:
• Most subsoil ‘foundation’ constructions were built with ecofriendly concrete (CEM III has significant lower embodied carbon compared to traditional concrete)
• Façade brick has negative carbon index (Belgian product Pirrouet)
• Finishing materials selected based on Cradle to Cradle® and use of recycled resources
• Rainwater management:
-Hybrid system made of water retention zones (extensive green roof on top of the apartments and intensive green roof on the retail) and infiltration zones (permeable surface).
– Re-use of on site stocked rainwater (30.000 ltr) for secondary use in the retail part, as well as irrigating the different green roofs.
– Increasing the permeable surface from inexistent to 18 % (community garden).
– Innovative techniques in sanitary installations : warmth recuperation in drains of showers and descaling water without use of chemicals/salts Social housing project in Schaerbeek
• A long-term lease of 27 years signed between Redevco and ASIS (AgenceImmobilière Sociale Schaerbeekoise) for 49 state of the art social residential units. This contributes to the huge social housing demand in Brussels.The lease also includes an office on site for ASIS. There is a real partnership between Redevco and local public authorities.
• A small medical center is also included in the project on the groundfloor. It is a small satellite of the large neighbourhood hospital Paul Brien located just on the other site of the road.
• The program of the project (daily food supply Lidl and social housing and medical center) fits perfectly with the local socio-economic environment
• Community gardens: A first common garden for residents is created on the groundfloor. A second common garden with playground is accessible for residents on the roof of the supermarket.
• Inclusive design: the building is fully accessible for people with reduced mobility. • Bike-friendly: indoor bicycle room with >100 parking places. Social impact 8 Social housing project in Schaerbeek
• Transparency of procedure : organisation of a preliminary architecture competition in order to assign the architecture mission. All processes of the project lead with respect of Redevco’s principles of ethic, transparent decision takings and clear roles and responsibilities at all stages.
• Stakeholder engagement : transparency, participation and communication to neighbours via meetings, internet site of the project and info-news mails.
